What is “co-living”?

We created OSLO as an alternative to a group house -- we thought we could offer something better.  Every bedroom is accompanied by its own bathroom, the common area is large and inviting, and the kitchen has enough space for everyone. It’s all of the benefits of a group house with none of the hassle. OSLO communities are professionally managed and allow you to rent by bedroom. Also, the buildings are gorgeous. We’ve been designing and building super-lux condos for a while and it shows.

Do I have to find my own roommates?

Nope! That’s the beauty of OSLO - we do that for you. Looking to move in with friends? That works, too! You can move in as a group, by yourself, or refer friends as rooms open up.

Can I meet the roommates before I move in?

How does the lease work?

Per D.C. law, one apartment = one lease. That means that a standard, 12-month lease starts once the first bedroom is occupied. Each new roommate is added to the lease as they move in. We charge rent by the number of occupied bedrooms, so you’ll never be stuck paying for empty rooms!

Am I ever on the hook for someone else in the apartment?

We’re a couple. Can we live here?

While we love to share the love, OSLO communities are designed to accommodate one person per bedroom. If two bedrooms are available in any given unit you can always do that (think of all the space)!  

I’m a student. Can I live here?

Sure! Any applicants who are approved are welcome to join the OSLO community.


When you are ready to apply, we will direct you to our online application, which is pretty standard. In every application, we are looking for good income, credit, and resident history or ownership proving the ability to support the rental income and care for the property. The application includes a background check, credit check, and previous landlord verification. To cover the cost of these items, we charge a $50 application fee. After approval, we will send over your lease for electronic signature.

Are utilities included in rent?

No, they are not included in rent, however, for your convenience, utilities (water, trash and electricity) will remain in the landlord’s name. That means we have taken care of setting up these accounts for you. No long phone calls with utility companies! Utilities are separately metered for each apartment, and we will apply these charges to you each month through your online account. For cable/internet, the buildings are wired with Verizon Fios.


Is there a security deposit?

Yep. Your security deposit is equal to one month’s rent.

Can I sublease?

We know life changes and sometime you need to leave your lease sooner than expected. Instead of subletting, we offer something called “exchange of tenant” in which you are fully and legally removed from your lease and a new person is fully and legally added in your place. If you need to leave you lease early, you will be responsible for finding your replacement.

Do you offer short term leases?

The majority of our leases are standard 12-month terms starting once the first person moves in. We get it, though, life happens! If you need to leave early just let us know 60 days in advance and your only fee will be a $400, one-time payment due at the time you leave.

Need furniture? We got furnished and unfurnished options available. Because really, moving extra stuff if a total pain. Current furnished options depend apartment to apartment, but we’re flexible - just let us know what you need!

Is parking available?

Parking is available, on a first come, first serve basis for $125/month at OLSOatlas and $150/month at OSLOshaw. Looking for a space? Just let us know! Residents can also register for street parking through the D.C. DMV

Do you have furnished apartments?

Is the building pet friendly?

You bet. Each apartment is allowed one pet (cat or dog).
